Thanks for the response guys.Attached are the contract and disclosures, below are a few key points.Line 196 on the disclosures – they did not disclose there was a dispute ongoing with the tenant regarding utilitiesThey mis-represented the finances for their own gain to make the property appear more profitable than it really was, they sent additional documents that contradicted the ones they sent us initially AFTER we were through our due diligence contingency and changed their position on who pays what multiple times throughout the transactionLine 322 of the purchase and sale agreement ‘if seller fails to complete the transaction in accordance with the material terms of this agreement or any condition which buyer has made an express contingency in this agreement and has not otherwise been waived fails through no fault of buyer, then all earnest money deposits shall promptly be refunded to buyer’***************************************************I guess I will see them in court.

Unless you have a builders warranty (not a home warranty from First American, etc) with them you most likely don't have any obligation to make any repairs.

I want to rehab a distressed property or take over a distressed owners home so my studying has been revolving around everything I need for this route. my plan is to use hard money lenders until I build up my business and in the future seek other options.I live in Marlboro New Jersey which is a middle to upper class area and hope to purchase something here or my neighboring towns.... since its a desirable location. me and my wife are both small business owners and while we love our careers, we have both expressed to each other the longevity and quality of the life we want. she has been supportive of the new adventure, and I think after a few good deals (and hopefully minimum bad ones!)

Acknowledge, the best dates for the season are booked but there are plenty of dates on the calendar for the season and the south Americans and Europeans will be pouring in for months still.

@Jonathan Beaumont I would suggest not taking anyones opinion or going on word of mouth, but instead investigating what makes a strong market, & identifying where to invest based upon those criteria. 2 good places to start would be Milken Institute best performing cities 2018 (look for best performing large & mid sized cities), & markus & millichap 2019 multifamily North American investment forecast (chart of city cap rates).
