I am thinking I will eventually do new construction on the lot with a small rental.  

Lots of rehab, lots of potential, and lots of cool stuff to do when I go to see the properties(hahaha).

I have been doing my own taxes my whole life (56 now) and have 5 rentals (don't want anymore) so i feel comfortable about 95% of the time when filling them out.  

Do the advantages of state-specific expertise offset the added complexity of having multiple CPAs?   

So I am doing my due diligence and running a bunch of Wholesaling Calculator reports to decide on my maximum allowable offer ($53,260) in order to get my desired return ($10,000) and the flippers ($30,000).

starting by just brokering loans is a good way to start in states that do not require a license.. raising capital from private investors to make loans is a long process And very difficult if you do not have a long track record or pedigree in the industry.. if someone is brand new they really need to go work for a lender first.. other wise IMHO the chance of success is very small.

I do not want to spend 20k to replace roof if current old roof still has more years of age left.
