When I sell a property, I sell it flat out to an investor at market value & occupied, and recommend them to all of the local affiliates they would need to make the property work out for them over time.Don't split your profits with someone, just get referred to one or two solid property management companies, and buy an already stable, cash flowing property from whichever source you may (MLS, wholesaler, turnkey provider, etc...) so you can keep your returns to yourself.

@raman @Raman Bindlish I always keep the security deposit with the property until all tenants have vacated the property, they would need to work out the security deposit monies between the two of them

If you can withstand a -$50000+ in income, perhaps it may work out if your exit strategy is a long-term rental.
