Just seems dangerous with fair housing laws, as really all I can tell from your photo is what race you are.The only time I'd consider a family vs non-family is if the other offer was similar but from some out of state investor group or something, and even then it would be the weight of a single hair on those balance scales. 

Oh yeah, if you're buying below market value they don't care.I've self closed 7 SF properties while having a nice coffee by the fire with the sellers at my bank.

It's a nice balance of firm but still approachable.

The tenant could have bought a nice house for the amount he spent in rent and a good chunk of that money is now ours, in equity in the house.

There have also been some other nice duplexes nearish to downtown that have come up recently that are in the low-to-mid $300s.

I would consider the areas they live in very nice in perspective to the majority of other areas in Western Hamilton County.

You can rent a really nice home for less than you can spend buying something that is equivalent.
