(I am able to itemize every other year by shifting charitable donations from Dec 31 to Jan 1)-Would it be better to refinance my primary home to a 20 year loan (I only have 20 years left anyway) and the rental back to a 30 year loan...and keep them separate?

Lack of communication, lack of follow through on maintenance items, charged for things that are not our responsibility, I could go on...At the moment, we have only one property, but we've got money for one, possibly two more, but I have zero comfort level in Memphis PM.Thanks.

So when you have a deal you email the lawyer the deal terms and whatever other info he needs he puts it into the template docs and advise your client roughly legal fees are xyz and the other costs of tile and so forth are standard. you want everything documented, all items notarized and recorded.

My area it is $6 sf to replace with lvp. assume 1200 sf of flooring. 1200 sf * $6 sf= $7200/ 10 year life span /12 months in a year= $60 per month with one item.

I don't know how I can change the flooring, while I have a tenant in the condo. (1) It would be very expensive to get all of it done (having my tenant move out, have all his items in storage, change the flooring, and then move the tenant back in again) (2) asking my tenant to move out and live somewhere else, while COVID-19 is everywhere, also seems risky - if my tenant gets ill, I am not sure if I might get hit with liability claims, etc..
