Are those comps in a better location (not on a busy street, desirable lot, etc)?

@Hal Thompson you need to come hangout in Seattle sometime :) a complete tear-down went for 235k down the street from this house. 

I have a hot deal in a orange shade area across the street from a large red area and wanted to know if they just are not worth it?  

If you dont mind sharing, what is the rent and what are the main streets in the area??

General answer talking to a stranger on a street, i say use the FHA to buy a multifamily property, lower barrier to entry and you get that land lording experience under your belt and documented.

The listing price is only 30k, and there was a unit sold a few months ago across the street that seems like a very similar comp for 170k.
