From the pay stubs etc, the income is good to cover the rent.How does on go about screening such tenants?

Also included in my screening criteria is that the property must be rented, cash flow minimum 100 per door, and a cap rate of at least 15%.

Let's say you have a house with 4 tenants in a college area, and every year one or two people leave, and their friends become the new tenants (after applying, screening, etc, etc, etc).  

We are looking for a manager to help find contractors for some initial work that needs to be done and then the typical tenant screening, calls from tenants, etc.We don't have any experience screening/managing tenants or many contacts for contractors.

If the PM is screening correctly an eviction should be a fairly rare occurrence.
