I absolutely hate the idea of giving away money, but with my lack of experience and time, I 'think' it's the right approach.  

I think I have a pretty good idea, but just curious if there was some magic formula in finding the right dirt. 

Sounds like you have an idea already for what you want to do, so you have the first step figured out.

There is ONE takeaway from my post.STOP feeding each other or propagating the idea that you need to cold call, bandit sign, DMM, SMS, or use lists, to get deals.
