I live in my PR located in IL, but bought a home in FL with my daughter which she is house hacking.

There are a few items I have no idea about, I'm hoping someone here has some experience in the field and can provide a ball park means of estimate 3 costs:1.

This property has double the price value in 2 years.

Requiring a real estate license can potentially be a “trap” for wholesaling, as real estate licensees may in in violation of their code of conduct by way of their wholesaling activities.  

Any time I hear that a tenant has lived in the same rental for 10+ years, I get suspicious.

So you are doing construction in your yard, but not directly connected to the existing structure the tenant lives in and they are already complaining?

Educate yourself on the local market, network with other investors and agents, and always have a solid plan in place before making any investments.
