I had a property on the market for a month and a half last year with no offers during slow season (Thanksgiving-Christmas) and all of the sudden I got two offers and asked for highest and best and it sold for over asking despite the time on the market.

Sudden changes in their lives can cause a situation they'll never recover from - ie job loss, medical bill, car totaled, etc. 

Hey Chris Clothier lately we have seen a demand surge for large packages of lower priced turn key SFRs from hedge funds and out of town investors.

More demand in the market place, a surge in popularity of multi-family units, etc.

Suddenly I’m the landlord of these rentals that I know very little about.

My tenant's payment portion changed on me and HA suddenly sent me a notice that they were retroactively going back to the start of the lease. 

My rate suddenly went up to over 5.1% and my payment went up almost $70 on top of that they want me to pay 1.5% in points.

I suddenly changed realtors and my offer was accepted at a GREAT price!
