SECTION 8 ADVICE !!!!!!
Hey Bp'ers ,
There are alot of lower income neighborhoods in my backyard ( not actually in my backyard but you get it) I have alot of oppertunities to be a cashflow monster with the lower entry price point. My question is what are the pros and cons from those of you who are running this niche ??????

When you accept section 8 you enter into a very uneven relationship with Government. You will be held to any contract you sign (plus the numerous addendums) but the housing authority will be free to change their agreement at will. You may have the opportunity to take the housing authority to court for their breach--good luck with that. This topic comes up often. Do a search and you will find many landlords who love the program and many who don't. Much of this depends on how your local housing authorities operate. I participated for ~3 years. Never again. I believe there are two types of landlords: those who refuse section 8 and those who will soon refuse section 8.
