From my experience (I could be wrong) there isn't a format but the estimate should list details like the materials to be ordered and the hours of labor needed for each repair project (for example the kitchen cabinet installation or exterior doors) along with a cost listed for each line item.

This is not only to make sure that people are taking care of the property, but this is also to make sure that tenants aren't overlooking issues that could be addressed now that cost way more later.These can be minor roof leaks, gutter leaks, mostly to do with water penetration.

It may not be here tomorrow, and taxes won't matter then.That said, if you're trying to estimate your future tax benefits, keep in mind these things:- depreciation is only applicable to rentals- depreciation starts when you place the property "in service," not when you buy it- depreciation increases your deductions and consequently your tax losses, but you may or may not be able to benefit from these losses, depending on your overall tax situation- if you do have room for additional depreciation, you may be able to amplify it with cost segregation (a separate topic)
