What makes a self-directed custodian special is the paperwork and staff training to facilitate investments other than publicly traded assets.Just like you setup an IRA with, say, Schwab and then push a button to buy shares of Apple, you can setup an IRA with a specialty self-directed custodian and submit paperwork that says "please purchase this mortgage note on behalf of my IRA".

Not reporting to IRS: Tax evasion - might not seem like a big deal since it's such a negligible amount, but sooner or later you might have to submit your tax records for another big purchase, and the added income stream will need to be verified. 

Does anyone use QuickBooks online for 8-10 different properties and if so how do you do it or does anyone recommended a different software to use.Thank you in advance for your time and consideration on the matter.
