Is it cash flow, is it appreciation, is it another strategy like a househack, etc.? 

After running rental numbers I cant seem to find a property that cash flows utilizing the LTR strategy.

As a newbie, if you do get into an appreciation play, you can look a little bit more short-term down the road and recognize that you can likely refinance your property once interest rates drop and actually see some cash-flow once you reach a lower payment.  

I plan to go meet with the SLC Zoning/Permitting office to learn all I can, but thought I'd reach out here first.
