I just found out about this website and as I am beginning my investment journey - helping a previous client buy and flip and sell his first, and eventually purchase my own!

Specifically, I think midterm rentals / furnished rentals, are going to become the norm rather than the exception.

We tried finding other cash buyers off websites like Zillow and Redfin.

But to be more specific, I saw gaps between boards in the flooring, bathtub drains with paint still in them from reglazing/aging, toilets left with feces, and numerous other very odd issues that are not rocket science for basic cosmetic flips that I shouldn't have to point out to an experienced CG or PM.

Be very careful about sending money to anyone who claims to be an expert in one of these forums or who has a website that seems to talk a lot about the "easy investor life" without much discussion of the very serious risks involved in the investment.
