The insurance is placed on the home by an insurance agent throught the mortgage broker and the agent never speaks with the insured, the insured never knows what company is insuring their most valuable investment.I get a lot of referral business from Realtors and mortgage brokers, but I always speak with the insured.

I'm sure there are ways to structure the lease to take these things into account so I'll let the more experienced members speak to that, but I would personally be very wary. 

Generally speaking the projected returns were lower than they would be if you found the property yourself but that's the trade off for having it done for you.
