Hi All,I'm having some newbie issues and wanting to know if I still need to work on changing my thinking as an investor.I found a house on the mls (trying to find off market properties but it's been a slow proces) that is in a good area, the bones of the house are solid with mostly cosmetic updates needed but I can't find any good comps.

I would like to connect with other's from the BP COMMUNITY that either reside in the ABE area or Lehigh County and build a solid network that is focused on CRUSHING OUR INDIVIDUAL REAL ESTATE GOALS!  

I hope to get into more buy-and-hold properties by the end of the year and would love to take part in flips once I have established a solid portfolio.

I don't really have any evidence that they new about the leaks accept that I noticed the leaks for the first time after there was heavy rain within 2 months of buying the house, but now 11 months have passed since I purchased the house.If I was going to go forward with this I would just get a quote from a contractor on how much it would cost to fix it and bring that to court as the amount that I want to collect in damages.

Let me phrase the question a different way to avoid confusion -  I'd like a mix of SFRs in solid cash flow neighborhoods and some SFRs in good neighborhoods that are in the path of progress.  

On the west side of Cleveland you have solid C and C+ neighborhoods that will cash flow.

It is more important for the long term to form a partnership with a solid quality contractors.
