I have a list of contacts that have been referred to me through my network at several different brokerages of varying size and structure.

I learned that there are not many offers, may be the other buyers have the same problem as I have (just a feel good guess).My biggest problem is all nearby SFH are about 2k SQFT and not a real comp in terms of size and feature as the subject property is 5 bedroom and 4.5  bathroom.

What size assets are you interested in? 

Small landlord kit in US letter size is a good start.I use electronic signatures as an agent of course, but as an landlord I much prefer wet signatures in person! 

Single families vs small multifamily vs mid-sized commercialOf course I will be leveraging loans so that the million goes further and I can get more properties instead of paying off the properties cash. 

Size of the property and add value possibilities How did you find this deal and how did you negotiate it?

Also because of loan size , cash out and investment property you aren’t going to see much change in rates.

We've finally gotten to a point where we have a combination of handymen and contractors we can reach out to depending on the size of the job.
