I reached out to the owner and initially he wasn't interested in selling but i set a reminder in my calendar to reach out in exactly one year.

If you do your own taxes and use TurboTax or a similar site, there are prompts that will guide you how to treat these expenses for tax purposes. 

Thus, again, raising rents by 3% or 4% each year is imperative.Anyway, the PM told them it would be 10% a month gross rents, and the owners got very angry and upset. 

If I can convince the owner to hire an attorney that is. why would the owner hire an attorney?

I ran through the tools on this site and found it is not as desirable as I had expected if certain risks exist.

I called the number on the sharpie marker sign and a few days later I met up with the owners and walked the property.it's a well maintained (on the outside) duplex on a large double-lot with tons of parking.
