if your friend creates a note for you and places a lien on your home it's treated just like a mortgage and during closing the note gets paid off.if on the other hand you best friend just slips you 30K, the bank doesn't care.

@Fabian Gonzalez Well hands down the simplest way to generate a list is to call every number in a prefix.

On one hand, if you know nothing about property management, and don't feel confident that you are the person that will be able to fully educate yourself on it, you are probably going to make some very expensive mistakes and wish you had paid the money for the manager.

I've been land lording for nearly 40 years, did a handful of them, and turned out to have problems with all off them.In fact, I use it as a test for the future tenants.

My partners and I are keeping our hands in our pockets for the time being in Waco until we see home valuations come back down to something more reasonable.

@Chris Baber Thank you for your insight, on a good note my girlfriend is all for the idea (even excited to get her hands dirty) we have discussed the issues we may face and as of right now it seems like something we may very possibly do.

But I can tell you first hand, 5 out of 9 rehabs later and excepting the initial shakedown month, I hardly hear a peep from my tenants. 

In the future, you can keep a window unit on hand and offer it to them when this happens.
