How do I find off market deals and wholesalers that can find me suitable properties in need of renovations to purchase?

Hey Michael, I am a property manager up here in Clarksville, TN (check out our market if you have not already).

At some point, I will get my real estate license to get access to the MLS and to qualify for seller financing, but I am also debating whether I should get the license before getting a real estate job or simply before I am ready to start buying my own properties. 

No deals are advertised as great deals way below market.

NO lender is going to send you copy of their bank account.. they might have to prove up to a seller or the sellers agent but never send it to you right out of the gate.. and all the other things you discovered its just an off shore scammer trying to scam those that dont know what they dont know.

It was sold and marketed to me as a facebook support group.

We work with a number of  builders to move there properties off market before they’re complete.  

In my experience, this usually happens when you are renting below market.
