I don`t have a lot of money to play around with, and am acomplete greenhorn at almost every aspect of RE, but decided to get my toes wet and see if I could dust off my long-unused talent for picking winners and profitable money-makers, as well as my negotiation and sales skills, and take them to the next level, and applying them to RE.To that end, I made a small start to test out these unfamiliar waters, and bought a small, buildable, river-view lot (w/all utlities at lot)last month, for the price of a cheap used car.

It has worked out wonderful and as soon as i can get the retaining wall rebuilt that just fell down in the rain i plan on replacing on an on going job....

For me personally, I’d never take anything less than 50% and it might make more sense for you to do hard money anyway and retain full ownership. :)

Wall insulation, while you would always prefer, isn't that serious IF it's not a leaky house.

My name is Jason Stutenroth, I'm currently employed as a construction estimator for a walls & ceiling contractor in the Harrisburg area.

Section 8 won't prevent your property from being burgled, everything from fridges and ovens to the copper wire inside the walls.

We put in a new AC unit, breaker box, roof, tore out rotted wood on the roof of the back addition, new insulation in the back room, new windows all around, all new doors, new siding, collapsed the septic tank and added a sewer line to the street, moved walls and opened walls inside, tore out the rock driveway and poured a concrete driveway, new fencing front and back, we also replaced some of the old steel plumbing with pex. 

These 2 apartments back in the past was stated as 1 house and in the mid of the house where the stairs appear to be today , it was the house's hall, as the years passed the old owners decided to break down the hall's wall and make it practical to be 2 split apartments but they didn't change the contracts to appear as it is now and also the architect didn't change the files of the house as well.

They can't sell the walls and the business separately obviously.
