You should have started th eeviction April 2nd.Unless your state is different than most a security deposit can not be used to cover rent.Serve the evictions on all three tenants and most likely they will pay up to protect their credit.

I use the BRRRR method with extensive rehab and low purchases costs so my cash outlay is 100% covered by the mortgage, which bumps up the CoC quite a bit ;) putting 25% down is more common, but treacherous

If you're able to work one transaction per year, the commission from that transaction should more than cover the cost of maintaining your license.As others have mentioned, it's totally dependent on your goals and comfort level.
