There a several that I frequent and I find them to be quite informative and the fellow attendees are friendly and helpful.

My experience with a flip I sold last month (the rules seem to change frequently) was this.

He kept showing me that he could see his breath, and he had a thermometer to show me (repeatedly) that it was only 50 degrees inside the house.He also had a temper tantrum because he vacuumed the rug and got 1/2 a canister of "dirt".

I do mostly month to month leases, and one thing I've found when terminating leases the tenants frequently think I'm trying to do an illegal eviction.

My model was buy a property, rehab, put tenants in place, cash-out refinance with the lease supporting income for DTI calculation, repeat.

I'm trying to turn my main residence into a rental and aquire another property,  live in it a year and then turn around and repeat the process. 

Texts/repeat calls/email with others.

Repeat steps as many times as necessary until you have purchased a property.

Of course there's exceptions to the rule (and some of these are repeats of what people say above) but I look at: - Is there profile complete?
