They will usually take a large portion of the first month's rent (that can be negotiated) and rarely have a fee for renewals (unlike most managers).It might take a little work to find a good real estate agent that handles rentals that will give you a good price for just 1 unit.

Prorate her rent for the 5 days with proof that she stayed at a hotel (not the price of the hotel, but she needs to show she was staying at a hotel) and when her lease is up for renewal-give her notice that it is not being renewed (based on the fact that you said she's been late multiple times).
