At this point I would continue to treat it as abandoned, schedule an appointment with the tenant to remove their property and get the keys from them.

We cannot remove a tenant from a home, but tenants are still responsible for paying rent.We are still contacting tenants with past due balances, encouraging them to pay what they can and trying to work out payment plans.

Points may also be treated differently between a primary residence and a rental.The $100k you are referring to is related to home equity indebtedness (home equity loan, HELOC) and that was removed with the Tax Cuts and Jobs Act.

I'm in communication with a property owner in Oregon who is trying to remove some squatters from their property and they don't know how to do so. 

Removing junk is not that difficult/expensive.

I'm sharing it as additional food for thought.

To give you an idea of the extent of the projects, we ripped out the kitchen, removed a extra stairwell, moved a bedroom wall that was off the kitchen, cut concrete and added plumbing to make the bedroom a laundry room, converted the old laundry room upstairs into a bathroom for my daughter, stoned a fireplace, new flooring and carpet and ran all new electrical and piping to the new kitchen.

@Thomas Richardson I always bring in a licensed inspector and if he recommends something that needs further inspection..........roof, boiler, asbestos removal, foundation etc.

They are repairing a parapet wall, cutting in some doors, moving windows, removing an entire chimney and fireplace, etc.
