@Jeff B.Lol, not sure if there is anything that is worth "stealing" in today's market given how everything is so expensive...I dug a little more on that multifamily last night from the PM's website and apparently 10% vacancy being the normal....So, using annual rent X GSI calculation, I should ask for at least 10% off the asking price.....maybe I fly to phoenix after the holidays and offer 20% less at $400K...
