Go to the engineer meetings, meet with the contractors, meet the planners, municipal councils, lenders, investors, etc...find out what they are all looking for, over time you will find what it is you are looking for, then you will be able to smell the BS a mile away.KG :mrgreen:

I'd also add that if you're not experienced in doing rehab projects then you might want to have a couple of contractors come with you (bring your personal network if you have one) and do estimates on each piece: plumbing, electrical, HVAC, kitchen/bath, floors, roof, etc.

Its easier for me to build a team there because I have high school friends that are: contractors, landscapers, and plumbers etc...I have been to one local investor group meeting and it wasn't great.

I think the best way to figure out prices is just to contact contractors in the area for quotes on different projects - like getting the roof redone or the driveway done.
