Make sure you know the difference and try really hard to be one and not the other.Frugal - somebody who goes out to eat at a moderately priced restaurant, doesn't order an appetizer, dessert or drinks. 

(This goes a long way in saving you major headaches - IE: Friends entering and exiting the apartment at all times, drinking on the premises, disorderly behaviors of the horror story kind, etc.- NO parties on building premises after 8PM on weekdays and NO parties/noise on premises after 10PM on weekends.This list goes on… but you get the point.

Regardless, I have several properties that I've BRRRR'd and many of them left me with $0 of my own money in, meaning I'm generating pure profit from the first month of renting... however, that's going to take cold hard cash or risk through creative financing to buy and rehab the place.
