What Keeps a Post Office in Business?

Hi Everyone!

I recently bought my first multi-unit property and it is somewhat unique: it is 3 units, mixed use, with two apartments and a USPS Post office location.

The property is in a very small rural town - we're talking very small, as in the post office is the only commercial property around. It operates part-time and only services PO Boxes, not even deliveries.

The post office has generated great cash flow and the Federal Gov't has been a great tenant so far.

The downside is, I am afraid that the town is so small the USPS will close this branch down.

My question is: what metrics does USPS use to determine whether to close a facility? Is it purely population based? Number of packages/letters processed? Number of PO Boxes rented out?

Any insight would be appreciated!
