There are serious safety issues, non-working passenger elevator for almost a year now, very questionable checks going out to his other family members for "work" done in the building.

@Josh Baker The FHA appraiser's job is to look for health/safety issues and recently sold comps, not verify everything that is permitted or unpermitted work, that is up to the prospective buyer to confirm and verify.For a FHA 203k loan, that would be something to discuss with a lender that has done that loan product before. 

I guess you would start with any issues relating to safety and security of the home.

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

If you did, it won't pass an FHA appraisal for safety reasons.

Apparently the same burner had an issue some time ago and was replaced by the PM but I/we had no reason to believe there was a safety issue.Anyone faced a similar situation?

So I prioritized paying them off swiftly. 

Routine safety/maintenance inspections will be scheduled.

I have installed several on-demand systems in the majority of our rentals for both convenience & gravity exhaust safety.

If I have a lower return initially, but the safety of a historically appreciating area, then I'll sleep a slightly better at night knowing my exit strategy isn't going to be impacted drastically.
