One factor that hasn't come up....Some people just don't have the personality to self manage very well....They cant say NO..... they fear being the "bad guy"...... they cave easy...... they get walked all over..... they are scared of conflict so they avoid addressing issues...... they are so cheap, they make stupid choices that in the long run cost them $$.... they aren't organized or disciplined to do the job....Some people just cant do the real job of a PM.... its not in their personality..... which is fine.One of the strengths of a good leader and good businessmen is being realistic in acknowledging things you aren't good at and delegating that task to someone that is.....

My office in downtown Chicago is only 1 hour and 48 minutes away from Milwaukee which allows me to review the property, the neighborhood, meet with inspectors, interview property managers, and etc.My fear is the renters.

I really don't think Akron has any true "war zones" like some of the bigger cities, but still, there are large parts of the city where I don't buy because there is some (albeit limited) gang activity and I fear that the property might be difficult to exit.For the last three years, every day I have checked for the location of any shootings in my market so I have a pretty good idea of where the recurring problems are.

If you do buy appliances go to a resale appliance place and get them from there, they provide warranties and have good appliances for half the cost.Defintely provide a clean and safe place but even adding an amenity or 2 to make it a little nicer than other units.I understand people's fear of C and D you got to have the personality for it and be able to understand that demographic meaning knowing what to look for in a prespective tenant.

I can expect rents to rise so I will eventually have more cash flow, but for now, I would prefer below market places in which the rents cover the expenses.I have noticed that underground oil tanks are prevalent in NJ and also in Secaucus, what are the opinions of people buying properties regarding these tanks even though they were filled?
