While I do serve in some ways in my present situation my limited time (due to working full-time) and resources (due to raising 6 kids and being the sole breadwinner in our home) make it difficult to serve in ways that I would like to be able to.With that in mind I am getting into REI as a way to eventually free up more time that could be used to minister to others and build up they kinds of financial resources to provide for my family, minister to others directly, and financially support other ministries.

So now I'm beginning to consider multis and small apartments too, even though these also present their own issues. 

What drove the listing agent nuts is I told him the buyers offer required me and the buyer to present the offer directly to the seller and no information to be given prior to the presentation of the offer.

Hopefully you get a letter to present to the seller.Think like an investor always.

Hello BP Forum'ers,I haven't posted in a while -- but wanted everyone's take on a fairly common question, but with the uniqueness of my actual numbers, figures and situationGoal -- grow passive income quickly through buy and holds -- my market is Upstate NY and I presently own 7 units total spread over 3 properties (2 doubles and one 3 unit) Initial goal was to acquire 8 units/year x 5 years all netting (before income taxes, but after my debt service payments and all other expenses) $200-250/month/unit so around 10K and month in "passive" income from 40 units.

Use this information as a way of evaluating the truth about what agents will try to tell me so that I will not present a written offer.  3.

After 2 hours they come out, and are greeted with an exit poll....specifically asking if they plan on doing what was presented.

If you are doing the inspections it is critical an adult is present in the unit and that you have another person there with you for the inspection.If any claims by the tenant were ever levied you then have a witness for court.
