Since your experience level (1st investment) is very limited, I'd speak with some title companies to get a feel for comfort level in working with them. You'll be asking a bunch of questions (you should!)

If the property is not depreciable (IE the allocation of the purchase price to land), then it can escape ordinary treatment, but it also isn't depreciable.https://www.thetaxadviser.com/issues/2011/apr/casestudy-apr2...If you find a cost seg provider that legitimately carves out 60% of the purchase price of a building to short life property, let me know who it is My experience is more like 20-30% on average of the building basis from an architect based study unless it is something like a Hotel/Motel or Mobile Home / RV Park.

Not only that, most of the "GPs" had been working in Tech their whole careers and had only been into real estate the past couple of years.Don't get me wrong, we have a lot of very smart passive tech-industry LPs, but you want a vertically integrated machine of humans with deep real estate experience.

So, there's a structure through which you can do this (a TIC deed), and you definitely need to consult with a real-estate attorney who has TIC experience to understand how to go about doing this. Now let's talk about what's possible with the numbers you've shared...You presently have $640-840K for a down payment and a combined income of $510K.
