We use companies like that to find cheaper options while on vacation rather than a resort.

If you buy a polluted property, it's highly likely that the cost of cleanup is yours.I've represented a few gas stations in Massachusetts, so from experience I can tell you that you'll need a current environmental survey. 

It's just not a deal killer in most situations so if you like everything else about it, I'd pull the trigger!

I would most likely be interested in renting out multi-family units and would have to use a property management company, since I live outside of Chicago. 

Text messages can be a start, but if you ever go to court, I can tell you judges don't like text messages. 

The best way is to converse with like-minded people to share visions and thoughts.  

It sounds like you're off to a good start and I think putting together 2-3 rentals in Colorado by 2026 is certainly doable/attainable.
