Plus I'm sure you will get a lot of shots for free medical advice which if not given will cause resentment that will need to be overcome if you are trying to do a deal.And as you said it may encourage people to keep their price up.

So I am quite snake-oil saleman (or as my father would say "flim-flam artist") ADVERSE and wish I would have known about the real quality of this site back in January and I'm certain I would have closed a deal by now.

Grouping them will have adverse tax consequences for you.

The 21 year interval mentioned is the time period for "adverse possession" in Pennsylvania; failure to serve notice would result in this situation.

If you are risk adverse real estate, (especially out of state) is not for you.

We agree to inform them of adverse fiscal events where their child is in arrears and provide them with evidence of any amounts they are asked to pay.  

There are nuances if you get it directly or through a company, but overall not an issue to use it adversely against the tenant, as long as you stay within FHA.

@Cliff Odom and @Steve RozenbergJust an FYI if you're pulling background/credit, not denying but changing what the actual rent is, you need to send out an FCRA adverse action letter. 

Our experience has been that when bad things happen to good tenants - job loss, medical emergency - something that impacts their ability to meet their obligations under the lease, the good tenant typically comes to us before an adverse event occurs.
