A home that performs well is clean, been updated with flooring, paint, molding, landscaping & outdoor areas.

You can always try to negotiate but the seller has no obligation to entertain your offer.If you withdraw for a lower offer you have to be willing to walk as you are then not in contract.

So unless your lease is for 'entertainment value only," you need to enforce it. 

Don't have the time to do the rehab, or else I would probably entertain keeping it.

The house has a large pool and lots of other outdoor amenities, so we mostly rent to multiple families.

Moved to Reno, NV for real estate and the plethora of outdoor activities nearby.
