Tenants who have been screened properly generally will not destroy your property and will usually give you notice, allowing you to market the property while still occupied, have a new tenant lined up ready to go, and move them in very soon after the prior tenant leaves.  

Not saying there are a lot of folks there with money but once you start building networks and people get to know you, you'll find someone that knows someone.Set up your keyword alerts to get notices for when and where the meetups happen.

The IRS has seen a noticeable drain of their auditors who had the most longevity and are now trying to cope with mediocre, second string employees.  

Hi @Joshua GreenwaldI am an investor in CT and just a heads up, I believe the rule here is any lease longer than 1 year needs to have a notice of lease filed in the land records. 

I was told I could find the Notice of Defaults in the business journal so I subscribed but haven't been able to find them.

I believe in Indiana, you have to give notice to all known parties who have an interest in the property.

She is demanding a refund of $13K for damages and she accusing me of not disclosing the termite problems.I had no idea that my house had termites problems and I never noticed any damage in any of the wood structures in the house. 

As I am looking for my second building, I notice that prices are going up quit hard at the moment. 

Now we gave them three day notice to pay or quit. 

Remember even if your cash flow decreases with your lower rent , a portion of your mortgage is getting paid off by the rent money and your equity in the property and wealth are increasing every month you get that check.
