Maybe the lender you are speaking with doesn't offer 30 year loans?  

Note this is national averages and includes historically non appreciation markets.

And they can dump you on a moment's notice (or non-notice).

if it was mine here is what I would do.1. walk in to planning department in the county and check zoning and any red flags they may have.2. should be simple enough to see if it has public water and sewer then call those agencies to make sure there are no moratoriums. 

That is still not an excuse, but I wanted to publicly apologize since I saw this negative post. 

As mentioned, a lender is not going to put money in an account.

I have looked at many hard money lenders before pulling the trigger.

Currently just have an agent I found through BP and a lender in that area that I've been bouncing most of my questions off of.

It really shows you're stable to lenders as well when you've held down a job for a few years.
