There's definitely a place for "casual" and some humor in direct mail letters, but we still have to maintain some level of professionalism to make sure folks more mature than we are take us seriously.  

As a hands on individual who lives at the outer edge of a major metropolitan area, I'm curious if investors from the "big city" who are looking for more affordable markets would find benefit in the assistance of a fellow investor native to the area (to help vet properties and/or act as a property manager).  

But I can say from experience that in NYC it is tremendously challenging and expensive (for the landlord) as legislation was passed at the state level in New York a few years ago, and then enhanced even further in the city specifically.1) 60% (or 51%?

I think it is because they are stacked one on top of the other and each residence is a whole level of the building, whereas a duplex is usually side by side.

Agreed and from what I have seen so far, you can get a good read on the health of the town based on level of downtown revitalization efforts.

The level of growth in rent prices is unsustainable in the long run.
