Has anyone closed these new 40 year DSCR cash out loans I see advertised as fixed rate options? 

If you want to have the LLC owned by your trust, that is always an option.

I have a lead who i offered a subto/seller finance option to. back story lead is getting a divorce and can get ~340k if listed. asked 300k if sold to me, everything updated within past 5 yrs except carpet and interior paint.

I'm already migrating away from Quickbooks next year, so I will no longer be an Intuit customer for any of their products.There are several other options -YNAB, Empower/Personal Capital, Quicken Simplifi, Monarch Money, etc.

Since then we stayed focused on new construction of single family homes, eventually segueing into small multi unit buildings (3 & 4 units), while doing some interior condo renovations here and there to keep generating revenue until the new builds came to fruition.Overall, my hot take is: New Construction for the win.

I just closed on a house in Summerlin and the renters are basically standing in line for options.

Non-residential properties have a few extra options compared to residential properties.However, before looking at the accelerated depreciation (100% bonus is a form of it), you need to figure out if you will be able to take these losses.
