The tenant is an older lady in her 80's. 

Spent three weeks between purchase and first rental making repairs (new toilet, fixed windows so they would open, etc.) and painting and added new appliances for modern convenience.

However newer homes built to more modern building code, with current style materials can offer some real benefits. 

I am currently trying to find a direction with a piece of property I have inherited in a very desirable area in the Orlando area. approx 3 acres of land wedged in a very up incoming area, and I would rather be apart of a project to design/build modern multifamily units, or even VRBO these structures rather than to just sell off the land and have a developer build single family homes.

I am looking for someone to provide comps on what it could sell for as-is or if I spent the money to modernize it. 

There was one lady that almost rented from me a year ago who had 3 huge dogs and was willing to pay a lot extra, but I decided against it because, again that unit was in close proximity to my other units. 

I spoke with a lady who had a 2/1 by a hospital in Temple yesterday, she purchased the property for 85k and is renting it to travel nurses for 2800/month!!!

Tiffany  Jumped on this lady's website.. question if they have BRRR mentoring in the market place would they not have  vetted contractors the absolute most important component in BRRR hands down.. curious why you would buy something without having a contractor fully vetted up front.
