I live in Orlando, Florida and although the traffic is horrible, it has turned out to be a blessing in disguise because I am surrounded by distressed home owners and have 5 mobile home parks within a 2 mile radius and many more within a very short distance.

We're starting to experience a shortage of homes: Homes of comparable rate/etc... are (these are pending, not closed sales) - and all homes are now selling at/over asking price (these are within a mile of the house):List PriceBldg SqFt3990002014379900146736000022472850001616The home we're looking at is 1900sf.The cash is also ours, so no hard money fees (it's either in an R/E, or getting 2% at Wells Fargo).I'm beginning to understand our attraction to the seller - as he doesn't have to wait for seasoning and he can move on.

Still, I think it is short-sighted as it skews the expectations of buyers and encourages mortgage holders to walk out on their mortgage.The market around here seems to be picking up. 2 houses within a block of the one I have for sale sold this week, and 2 more down the other direction within a 1/2 mile.

Aaron, Comp reports (CMA's) are fairly simple to produce for a realtor, they plug in a few numbers, bedroooms bath sqft address and generally select how far they want to search from that address (1 square mile or such) and the MLS produces the report.
