You need to apply some constraints in financing, investors have a mentality of seeing how far they can go to not just get a decent deal, but take advantage if it puts more money in their pockets, can't approach financing like you do RE because financing is not RE!

And ultimately, this is the only piece of information I really care about.Not saying that CoC isn't right for you (or that any particular metric isn't right for anyone else)...just that I find it lacking and for me it's just a short-term indicator of the health of a project.

When energy and water conservation became big several years ago, the state passed a law allowing it..but requires all low-flow fixtures and an inspection from the health department.When I did the research a few years back I believe I read that 'sub-metering' generally allows the landlord to bill the tenants though the landlord still pays the bill on the primary meter.

(I've just retired from the military so have one income stream and health-care plan).My pre-licensing class starts in Feb and I plan to be licensed and active by Apr in Asheville NC.No real questions that haven't been answered before, just putting it out there to keep myself accountable. :)
