I am thinking as this is a private sale and a divorce sale i will have some room to negotiate price, possibly go with a 180K offer and work from there (if my cost analysis is correct the unit will still cash flow at list price so any gain here is bonus).

These months people get their taxes and december bonuses where people wanna impress people.

From what I've seen so far they are talking about allowing bonus depreciation on assets with a life shorter than 20 years and making it available for used assets as well.

As an added bonus (which is a must for me,) that application has the words along the lines of “I authorize verification of the information I provided in this application.”I keep the application for years - especially if I turn down the prospective tenant.

If they pay all or some of it i'd consider that a bonus, but I wouldn't be throwing good money after bad here.

I just move around from bank to bank to collect sign-up bonuses.

Is the upfront bonus to low?

Why not just base the purchase off LTR and then transition to STR as an added bonus? 

This is an often overlooked bonus to a seasonal park.
