Chris, We simply have the tenant go to our bank, fill out a deposit slip with their address written on it so we know who made the deposit.

@Gary EnnisI stepped backwards into my first VR and therefore it was extremely piece meal (read CRAIGSLIST). 

Realtors can't even write contracts, only fill in the blanks on standard contracts.

It's just an application form that you fill out on the state's website and give them your credit card # to pay for it.  

Basically it is going to be money loosing for the first 6 months, but once filled we will cash flow nicly
