Purchased to rehab on March 17th.

Hi everyone,I’m planning to participate in the next (March 6th) tax sale auction in Texas and I would like to have your thoughts about my strategy.

We have an option on 115 acres of the most prime future development ground in Washington county Oregon.. we pay the owner 125k a year option payment ( 100% goes towards purchase price of 5.5 million).. our payment is due mid May he is always calling for an advance about March  :) and this is non taxable to him until we exercise the option.  

(signed March 4th closing date March 24th) When the closing date arrived he told me he was having trouble finding a lender and would need an extra 3 months… which confused me because I've asked him multiple times if he was the end buyer and he assured me that he was.

If I'm not able to get the outside work done before winter hits, I'll need to finish in March.

@Dan Schwartz Ha, well actually I was there in March - and there was a heat wave.

I live in Las Vegas and many of my clients (especially the ones in Canada) "inspect" their properties between January and March. • A population exceeding 1M will have sufficient historical data so you can evaluate trends.

I have to wait because my tenant's lease is up in March next year.
