Hi,I have been doing private lending for a very long time, most of time first lien, some time 2nd lien also.recently came across a situation where first lien is already there on property and there is clause than 2nd lien can not be done on property.Investor(borrower) giving me option that we can prepare a new document for "Equity pledge" this mean conditional equity in property if there is default.I never heard this thing before.any one any input on this.Thanks in advance.

We could take the money and apply some of it towards our personal residence to reduce the time required on the loan but there would still be a sizable amount of loan so it really wouldn't make a huge difference in terms of the length of the loan...not a great idea. 2).

Hi, I am actively looking and putting offers for my first rental property, I just saw a townhome that I like from the 70's that needs some rehab, and a few blocks from it there is new development offering same type of units (a bit bigger) 10% more expensive with delivery lead times of 6 months.

If most houses sell for $1m, and the high end for certain properties is $2.5m....I don't think I'd waste my time with a seller who wants half a million dollars more than the highest properties in the area.
