There is depreciation recapture on the back end for both, but with syndications I do a "Lazy 1031" which is much simpler and more effective than a regular 1031. 

This reminds them that you're ready to help them when its time for them to buy/sell/invest12-1pm Lunch : gotta eat1-6pm : Appointments* For newer agents who do not have appointments, use the afternoon to do more prospecting and following up.

I place 6 signs on each corner Saturday morning and pick them up Sunday afternoon.

You can get out of it being creative (lazy).Or...you could  do what has the highest probability to work... which is get a job, get money, and you do not need a capital.

The renters tend to be entitled and lazy in some cases.
