I accidently stumbled upon this website and fell in love with the lucrative amount of information available for members.

For the probably $10k+ needed to bring the mortgage current plus the apparently large amount of repairs required, a lease option would be possible, but who would invest all of that time, energy and money for a home they don't even own?

Since I am not a licensed real estate agent I search for comps using the filters on real estate websites that show only recently sold properties. 

Was thrilled to find this website since in my area there are not alot of realesate investors who I can talk to or learn from.

I just have no idea on the actual costs of building a home, but it seems if you buy a piece of land you should be able to build something for less than what a lot of the already built houses go for here, it being such a largely inflated priced market.
